Built for Okotoks and the foothills

Hail, chinook wind and foothills weather. What the roof has to take.

Okotoks sits just south of Calgary, in the part of Alberta where hail risk is highest, and close enough to the mountains that chinook winds swing winter temperatures within hours. West of town, around Millarville, Priddis and Diamond Valley, many homes sit among trees and grass. Here is what an Interlock® aluminum roof does about each, and where it stops.

Hail

The highest hail risk in the province

Insurance Bureau of Canada puts insured hail damage in Alberta at about $6 billion over the five years to 2025, and the hail-cost review it commissioned names Calgary and the areas around it as the highest-risk part of the province. Interlock's Slate, Shake, Cedar Shingle and Mediterranean Tile aluminum panels carry a UL 2218 Class 4 impact rating, listed by Intertek under Delta Building Products. That is not hail-proof: big enough hail can still dent metal, and the material warranty excludes hail larger than 38 mm (1.5 in).

Chinooks

Warm wind, then the freeze

A chinook can carry a January afternoon above freezing, and the cold is often back by the next night. Snow on the roof melts and refreezes each time, which is hard on asphalt: granules loosen, shingles curl, and gusts work at the tabs. An Interlock panel locks to its neighbours on all four sides with the fasteners out of the weather, and its wind resistance is warranted to 193 km/h (120 mph) installed to manufacturer specification.

Acreages among the trees

Toward Millarville, Priddis and Diamond Valley, forest and dry grass often reach the house. FireSmart Alberta recommends Class A roofing and advises against wood shakes and shingles. We can build the roof as Class A Fire Rated Available, as a complete assembly: two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood, under the panels. Aluminum does not burn, but no roof is fireproof.

Snow

Snow that slides, ice dams that start inside

Snow comes off smooth aluminum more readily than off shingles, so we plan snow guards over doors, decks and the driveway at the quote. Ice dams are a separate problem: they form when heat escaping into the attic melts snow that then refreezes at the eaves. Ice damming is excluded from the material warranty, so instead of promising a roof will stop it, we look at the attic insulation and ventilation with you.

The Town of Okotoks lists re-roofing with no structural work among the jobs that do not need a building permit. Structural repairs, solar panels and other work can change that, and outside town limits Foothills County and the Town of Diamond Valley have their own rules. A townhouse complex in Okotoks is run by a condominium corporation under Alberta's Condominium Property Act, and its board decides on the roof. We give the board one profile and colour for every building, the product documents it asks for, and both warranties in writing.

The manufacturer, Interlock Roofing, gives the Guardian Lifetime Limited Material Warranty on the aluminum and its finish, for as long as the original purchaser owns the home, transferable once, workmanship excluded. We add our own 10 Year Limited Labour Warranty on the installation.
